Cancellation Policy and Booking Terms
Each room "sold" is at least 25% of our B&B income and to lose that through a cancellation or "no-show" is most upsetting and not good for business. A booking, either verbally or in writing, is a binding contract that must be honoured by both parties.
A non-refundable deposit of the first night's room rate (per room) is payable at the time of booking.
If you use a credit or debit card for this we may not actually charge your account until you are with us, however if you need to cancel or don't "show up" then we reserve the right to charge your account for the fees due.
Please note that any changes to the length of stay will also be regarded as a cancellation.
Please give as much notice as possible if you have to cancel your reservation, as we may offer a full refund in the event that we're able to relet the room(s), otherwise the following will apply:
Cancellations giving a minimum of 4 weeks' notice - full refund of net amount (i.e. less non-refundable deposit)
Cancellations giving 2 to 4 weeks notice - 50% refund of net amount (i.e. less non-refundable deposit)
Less than 2 weeks' notice - no refund
Checking in time is between 3 p.m. and 7 p.m. with later arrivals by prior arrangement.
Checking out time is at the latest 11 a.m. on your day of departure.
